Video content is a great way to supplement your review, and really engage with your audience. Think about what insight you can share, while also letting prospects get to know you. Some popular videos include: a walkthrough of a property showing the pros/cons, sharing an upgrade opportunity and how it would add value, or a selfie standup where you highlight a house or a neighborhood. In general, videos that are :30 or less tend to be the most viewed. Here are some sample script ideas:
Script #1: Overview of highlights
Hi, this is ______ and I am standing outside of ______ after touring the house. The listing for this house captures the good things about it. For instance, the backyard and kitchen are really great, above average for this neighborhood. However, for anyone that may be sensitive to noise, you’d want to know that the train that runs nearby is clearly audible multiple times per day. Some will find the sound charming, and that the convenience of a stop nearby outweighs the noise, but if quiet is at the top of your priority list, that would be a strong consideration.
Script #2: Pros/Cons Summary
I am walking through _____ in the _____ neighborhood, and I want to comment on how well done this outside space is for entertaining. The pool is great and there is so much space to lounge and play. I’d consider asking the seller if they would include the outdoor furniture since it works so well. You might also want to consider some extra planting to screen out the view of the neighbor’s house, which is visible from the pool area. Reach out, I’d love to tell you more about it.
Script #3: Share an upgrade opportunity
Hello, I’m here at _____ in _____ and want to share a couple of ideas that could increase the value of this property. First, the back yard is huge, and an ADU could be added for guest space or rental income. With just those two improvements, this home could make for a great family compound, or a fantastic opportunity for rental income from 2 units!
Script #4: Neighborhood Insight (Great if you live or have lived in the neighborhood)
I am out front of _______ and want to share the things I like most about the neighborhood. A short walk away is the library and baseball field for the kids. When I lived here I loved walking over to _____ for a bite to eat, or _______ for _______. Every _______ there is a Farmers Market over at ______ with great fruits and vegetables. On weekends and holidays that may mean parking is tight, so when looking at property in this area, off street parking or garage access is something to consider.
